How Price Changes Can Affect the Cost of a New Roof: Why Your Roofing Proposal is Valid for 30 Days

The prices of certain materials, labor, and additional factors like supply and demand fluctuate. Here are some of the factors that can change the cost of a new roof over time. 

Cost of Materials: Roofs are complex systems made of numerous components. In 2020, the cost of roof decking alone doubled. Roofing material manufacturing costs also increase over time. As an example, asphalt shingle prices can be driven up by rising petroleum costs since asphalt is a petroleum product.  

Cost of Labor: Considering that the inflation rate is about 2% per year, the cost of labor increases at an even higher rate. This causes the costs of manufacturing and roofing installation to subsequently rise. 

Additional Factors: Prices rise when demand surpasses supply. For example, during the hurricane and storm seasons in 2020, the demand for roofing materials exceeded the available supply and costs were driven up as a result. Other factors include overhead costs. More specifically, the cost of insurance (worker’s compensation and general liability insurance) rise at the rate of inflation if not higher. The cost of gasoline also increases, causing delivery fees and expenses to raise the costs of roofing products as well. 

Roofing proposals include the price of materials and labor at the time of the estimate. Both  are affected by fluctuating costs and can sometimes change overnight.
