What to do if You Have a Commercial Roof Leak

3 things to do if You Have a Commercial Roof Leak

If you own or manage a commercial building, you know how crucial it is to protect your facilities and equipment. Roofs endure some of the harshest weather conditions every day, so it’s no surprise that roof leaks occur. Some of the most common causes of commercial roof leaks are damaged flashings, poor drainage, open penetrations, old age, and weakened flat roofing seams. Here are three things you should do immediately if you notice a roof leak in your commercial building:

  1. Mark the source of the commercial roof leak if you can. Try to identify the source of the leak and mark it with tape. It can be more difficult to locate the source of a roof leak when your roof is dry. During an active leak, check your building for visible signs of water damage like paint blisters or stains on the ceilings and walls. Additionally, you should check the building for signs of mold growth which often indicates the presence of intruding water.
  2. Clear the affected area. To minimize damage to your property, clear any items away from the affected area. This should include any equipment, furniture, or technology in the building. If you are unable to move any of these items away, cover them up with a plastic sheet or tarp. Try to contain the leak with a bucket until the area is repaired to prevent further damage.
  3. Get an inspection from a commercial roofing contractor. Call a professional commercial roofer for an inspection. Your commercial roofing contractor will be able to accurately identify the source of and resolve the roof leak. During the initial inspection, you may request that your roofer seals the leaky area with a tarp to prevent further damage until repairs can begin. Roof tarping is especially useful for larger commercial roof leaks.

If your commercial roof is leaking, it’s important to act fast. By following these three tips, you can prevent further damage and commercial building maintenance expenses from piling up.
