When Should I Replace My Roof?

When to Get a New Roof Replacement

Most homeowners don’t think about their roofs until they notice a problem like finding loose shingles laying in their yards or when their roofs begin to leak. “The biggest sign that someone needs a roof replacement is hail damage, followed by leaking and wind damage” says Matt Munro, President of Rampart Roofing. Don’t wait until your shingles are falling apart and you need to reach for the buckets during a rainstorm to take care of your roof. Here are some of the most common signs that it’s time for a roof replacement.

Your roof has hail damage. Colorado Springs homeowners know just how devastating a hailstorm can be.  Don’t let your hail damage go unchecked, especially if you have an asphalt shingle roof. Once the granules are knocked off the shingles, the asphalt beneath becomes exposed to the sun, leading to accelerated deterioration. Before you know it, those hailstone hits can lead to roof leaks, interior damage, and preventable repairs.

When you have made several repairs to a leaking roof and it’s still a problem. Chronic roof leaking is a telltale sign that you should invest in a full roof replacement. During the replacement process, your roofer will correct any core issues leading to leakage, stopping them in their tracks.

Your roof has severe wind damage. For example, Colorado Springs was dealt an extreme windstorm in 2017. Wind gusts of 120 mph swept through the city leaving damaged buildings and torn roofs in its wake. In some cases, whole roof slopes went missing. If half or more of your roof goes missing during a windstorm, we recommend a full replacement as large-scale repairs are not likely to be effective. It is also more difficult to warranty against leaks when tying and old and new roof portion together. Click here to read more about wind damage.

Your roof is past its prime. Check your home’s records to find out when your roof was last replaced. Check over any roof warranty documents you may have. If you are unable to locate such information, you can search for your home’s roofing permit history online at www.pprbd.org for El Paso County residents or https://www.co.teller.co.us/CDSD/BuildingDept.aspx for Teller County residents. Once you find out the age of your roof, you can check the average lifetime of your roofing type by checking out our roofing material comparisons chart here.
