The Top 3 Roof Types Every Commercial Building Owner Should Know About

If you’re in the market for a new commercial roofing system, it’s important to consider things like longevity and energy efficiency. Each commercial roof type has its pros and cons. These are the three most common commercial roof types to consider with some information to help you weigh your options:

  1. TPO Roofing: TPO (thermoplastic polyolefin) roofing is a single-ply membrane. TPO is a flexible and lightweight roofing option for large buildings that can last up to 20 years. TPO roofing is installed using chemical adhesives and heat. It offers a light, reflective surface which can help you keep your cooling costs down. While it is a popular choice for commercial building owners, TPO does have its drawbacks. To learn more, check out our blog post here.
  2. EPDM Roof Membrane: Like TPO, EPDM (ethylene propylene diene monomer) is also a single-ply roofing membrane. EPDM roofing can be installed with adhesives, but it is usually installed mechanically with the use of tape to seal the seams. Unlike TPO, EPDM roofing only comes in the color black, so it does not offer the same energy efficiency as TPO. However, EPDM does offer a longer lifespan of up to 25 years.
  3. Metal Roofing: Metal roofing is another great option for commercial buildings. Metal roofs are durable, energy efficient, and low maintenance. They are fire and wind resistant, and some types are even impact resistant to hail. A metal roof can last up to 50 years. Additionally, metal roofs come in a variety of colors and finishes to choose from.
